 How is the value of my property determined?

The tax assessment and billing cycle begins with the assessor's valuation of your property. Just like other states, in Indiana properties are valued using mass appraisal techniques. With mass appraisal, your property is looked at in conjunction with other properties in your area. Every year the Assessor performs a trending analysis of all real parcels.  Real property includes land, buildings and fixtures situated on the land.

Trending is a way of assessing the value of real estate to account for changes in the marketplace.  It requires assessors to research sales of properties in a particular area over the previous 14-month period. Using that information, we then estimate the values of other properties in the same area to determine an assessed value. Since property values rise and fall over time, annual adjustments ensure an assessment reflects market value-in-use of a property.
